Affordability, Urban Regeneration and Community Living
Brief
In 2024, ATUERO was asked to make a residential project for a local developer in Porto to improve the housing demand in Portugal’s second-largest city. The developer’s brief asked for a maximum amount of high-quality small apartments, while keeping the construction cost under 1100 €/m².
Project
Based on this challenge and after a thorough analysis of the urban fabric and urban planning regulations, the project resulted in a collective housing building with three floors above ground level, one below ground level and an underground car park for residents. The front of the building has a garden close to the public road, while the back of the building has more private courtyards.
Program
The building will have 51 residential units, including 1-bedroom and 2-bedroom flats of different sizes, with balconies or terraces. Some duplex flats on the west side add variety. The top floors offer access to the roof through skylights for modern rooftop use and extended living space.
Two staircases and lifts connect the floors, giving direct access to the first floor and separating the northern and southern sections of the building. Both access the basement for car parking and technical roof areas.
Due to the elevation difference between the patio and the access street, the rear of the building at floor -1 opens up to green spaces for residents to enjoy. Storage and technical rooms are located on the east and south sides of floor -1, where there is no natural light.
